When to Sealcoat on Long Island
Sealer needs mild, dry weather to go on properly and cure, so sealcoating on Long Island is seasonal work. Rain, cold pavement and cold nights all work against it. That makes timing matter:
- Book early in the season. Good weather days fill up quickly, and rain pushes every schedule back.
- Seal before winter, not after the damage. A driveway that goes into winter sealed keeps water out of the surface through months of freezing and thawing.
- Have repairs done first. Potholes and broken areas are hot patched before the sealer goes on, so the whole surface ends up one even color.
- New driveway? Wait one year after paving so the blacktop can cure.
How Often to Sealcoat
A new driveway gets its first coat one year after paving, and it should be resealed every two years after that. Anyone promising that sealcoating will last 5, 6 or 7 years is making an empty promise. An older driveway that was never sealed is dry and porous, so it may need to be sealed again after one year, and every two years after that. After a particularly severe winter, a driveway may need sealing sooner. When the surface has faded from black to gray and water no longer beads on it, it is time.
Parking Lot Sealcoating
A parking lot is the first thing your customers and tenants see. We sealcoat parking lots for commercial properties, chains, restaurants and supermarkets across Nassau and Suffolk counties. Repairs are done first, the lot can be sealed in sections so part of it stays open, and work can be scheduled around your business hours. Fresh striping finishes the job. See our Client List.
Neighborhood Discounts
When several neighbors on the same street book sealcoating for the same day, we save on travel and setup, and we pass those savings on. Talk to your neighbors, then call (631) 549-5455.
